Phoenix Neighborhoods and Homes

Arizona's largest city, with a focus on established North Phoenix neighborhoods.

Living in Phoenix

Phoenix neighborhoods cover a lot of ground. Phoenix is the largest city in Arizona and the center of Maricopa County, with everything from established mid-century streets to master-planned communities, desert-edge neighborhoods near the mountain preserves and newer growth at the edges.

For most buyers, the question is not whether Phoenix fits, but which part of Phoenix fits. A buyer who wants an older ranch home on a large lot with no homeowners association (HOA) is looking in different places than one who wants a newer home near shopping and the Loop 101. Sellers face the same thing in reverse: your buyer depends on which Phoenix you are selling in.

How I serve Phoenix buyers and sellers

I am an Associate Broker with Coldwell Banker Realty, licensed since 2003, and I serve buyers and sellers across Greater Phoenix. My deepest focus is North Phoenix, especially the 85028, 85032 and 85024 ZIP codes, along with 85254, where many homes carry a Scottsdale mailing address but sit inside Phoenix city limits.

Every client gets the same four steps: Prepare, Inform, Coordinate and Adjust. In Phoenix, that often means explaining how two neighborhoods a few miles apart can differ in price per square foot, lot size, homeowners association rules and days on market, and what those differences mean for your plan. You can read the whole method on my pages about selling a home and buying a home.

Phoenix neighborhoods I focus on

  • The Sheaborhood (85028). The Shea Boulevard area centered around 32nd Street and Shea, at the foot of the Phoenix Mountains Preserve, with local shops and restaurants.
  • Paradise Valley Village (85032). Mostly homes built from the 1960s through the 1990s, many on larger lots, and most without a homeowners association.
  • Desert Ridge. A large master-planned community north of the Loop 101, anchored by Desert Ridge Marketplace.
  • Eagle Summit and Arroyo Rojo (85024). Late-1990s subdivisions in North Phoenix near the Loop 101.

Each has its own page with more detail. Specific situations have their own pages too, such as selling your home or buying your first home.

The North Phoenix housing market in 2026

North Phoenix is not one market. Here is how three of my focus ZIP codes compared this year for single-family homes:

  • 85032: 417 homes sold, median sale price $532,000, median 38 days on market, sellers received a median 98.8% of list price.
  • 85024: 309 homes sold, median sale price $630,000, median 26 days on market, a median 100% of list price.
  • 85028: 212 homes sold, median sale price $719,950, median 40 days on market, a median 98.5% of list price.

Source: Arizona Regional Multiple Listing Service (ARMLS), single-family homes closed January 1 to September 22, 2026. Markets change; ask me for current numbers.

Those differences matter. A pricing strategy that works in 85024, where homes have been selling close to list price in under a month, may need adjusting in a ZIP where homes are taking longer. Housing types range from mid-century ranch homes to newer single-family homes in communities with a homeowners association, along with townhomes and condos.

Getting around Phoenix

Freeway access shapes daily life here. North Phoenix neighborhoods are conveniently located to State Route 51, Interstate 17 and the Loop 101, and a home five minutes from an on-ramp can change a commute significantly. When you are comparing homes, test the drive at the time of day you would actually make it.

Frequently Asked Questions

Is 85254 in Phoenix or Scottsdale?

Much of 85254 carries a Scottsdale mailing address but lies within Phoenix city limits. The city matters for services and taxes, so it is worth confirming for any specific home.

Which North Phoenix ZIP code sold fastest in 2026?

Of my focus ZIP codes, 85024 had the shortest median days on market, 26 days, for single-family homes closed January 1 to September 22, 2026, per the Arizona Regional Multiple Listing Service.

Do most North Phoenix homes have a homeowners association?

It varies by neighborhood. In 85032, about four in five single-family homes sold in 2026 had no homeowners association, while many newer communities elsewhere do have one.
