Selling Your First Home in Scottsdale and Greater Phoenix
Your first sale, with the preparation, decisions and next steps talked through before you need them.
You have bought a home. Selling it is a different set of decisions.
Selling your first home in Scottsdale or Greater Phoenix can feel unfamiliar even if you remember buying it clearly. Now you are deciding what to repair, what to leave alone, how to price it and where you will go next. You may be wondering, Am I making a mistake? I don't want to leave money on the table.
You do not have to figure out every part before we talk. We start with what the sale needs to accomplish for you, what you are comfortable spending on preparation and how your next move fits. We talk through the order and you decide. My job is to help you understand your options before you have to make the decision.
Talk about your first home sale
Start with the move, before the to-do list
A repair list can grow quickly when you are looking at your own home as a seller for the first time. Before you call contractors or pack everything away, we look at the homes buyers would compare yours with. That gives us a reason for each recommendation, rather than a list of things every seller is supposed to do.
Some work may be needed for the property's condition. Other work is a choice about presentation and budget. We talk through those differences, the time involved and what matters to your likely buyers. You decide what fits. A project that makes sense in one price range may not make sense in another.
We also talk about where you will live after the sale. If you are purchasing another home, the two plans need to work together. The page about selling and buying your next home looks more closely at that timing.
A price with the reasoning included
The price you hope for, an online estimate and the price a buyer will agree to can be different numbers. We compare recent sales, current competition and homes that did not sell. Then we look at what makes your property different, including condition, layout, updates and the lot.
You get to see the reasoning. If a comparable home does not seem comparable to you, we talk about why it is there. That conversation is more useful than asking you to accept a number without understanding it.
What you sell for is also different from what you would walk away with. Your mortgage payoff, selling costs and the final terms affect that estimate. We talk through those details before treating a price as a plan for your next purchase. You can start with your Home Equity Report.
The decisions before buyers arrive
Through Coldwell Banker Realty, your starting options include Private Exclusive, Coming Soon and Public Exposure. A private start reaches fewer buyers than a full public launch. We talk through the tradeoffs, your timing and what each choice would mean for your home. You choose where to start.
Photography, showing access, pets, valuables and your daily routine belong in the preparation conversation too. If you work from home or need notice before a showing, we plan around the practical details. We also talk about how you will hear feedback and when we will review what the market is telling us.
My selling your home with a plan page describes the wider strategy. For a first sale, we take time with the parts you have not done before.
Disclosures are part of preparation
The purpose of the Residential Seller's Property Disclosure Statement (SPDS) is to help sellers comply with their obligation to tell potential buyers the material facts they know about the property. It is an Arizona Association of REALTORS® form, and my brokerage requires it. We talk through the questions and the records you have, so you can complete it carefully.
Filling out the form does not replace telling a buyer about a known problem. If you are unsure what a question means or whether an issue needs more attention, we identify that early and involve the appropriate professional. I do not make legal or tax decisions for you.
Other documents depend on the property and transaction. A home in an association, for example, brings association documents into the process. We build a document list for your sale rather than assuming every Arizona home has the same requirements.
An offer is more than its price
When an offer comes in, we talk about it together, including the pros and cons of the terms being offered. Financing, contingencies, requested concessions, timing and the buyer's ability to close all matter. A higher price does not tell you everything about what you would receive or the risk you would take.
Then you decide whether to accept, counter or decline. If inspections, an appraisal or something else changes the picture later, we go back to your goals and look at your options again.
Once you are under contract, I keep track of the deadlines and coordinate with everyone involved, including the buyer's lender, the inspector, and title and escrow. Title and escrow prepare the closing documents and handle the funds. We go over the calendar together, so you know what to expect from contract to closing, including when you need to be moved out under the contract.
One plan, with room for new information
I am an Associate Broker with Coldwell Banker Realty, licensed since 2003. My approach is Strategy Before Reaction™: Prepare, Inform, Coordinate and Adjust. The method gives us a place to start and a way to respond when the facts change.
You can read each step on how I sell your home. If you are thinking about moving to a smaller home, start with my page on downsizing and your next chapter. If you are still deciding whether to sell, that is a useful conversation too. Selling does not have to be the answer.
This describes my general process, not legal, tax or lending advice. Your contract and property determine the details. For a first conversation, tell me about your home and what you are considering next.
Frequently Asked Questions
Should I make repairs before we talk?
The first step is a conversation about your strategy, before you spend money on repairs or preparation. We look at your home's condition, the homes buyers will compare it with, your budget and your timing. Then we talk through the order and you decide.
Can we plan my next purchase at the same time?
Yes, and we should. Selling and buying work best as one plan. We map out the timing together, and your lender helps us understand your financing options, like whether you need to sell before you buy. Then you decide what fits.
Will an online estimate tell me what I would walk away with?
Not quite. An online estimate is a starting point for what your home might sell for. What you walk away with also depends on your mortgage payoff, your selling costs and the final terms of the sale. We walk through those numbers together so you have a clear picture before you decide anything.
