What Is My Home Worth in Scottsdale and Greater Phoenix?
See what your home could sell for, what you would walk away with, and the reasoning behind the numbers.
What is my home worth, and why online estimates disagree
If you have asked "what is my home worth in Scottsdale" online, you have probably seen three or four different answers. Automated estimates are built from public records and recent sales, and they can be a useful starting point. What they cannot see is the inside of your home, the condition of the roof or the kitchen, the lot, the view or the street, or how your home compares with the specific homes a buyer will tour the same weekend.
A home's value is what a buyer is willing to pay for it compared with the other choices in front of them. So the useful question is not only "what is it worth" but "what will buyers compare it to, and how does it stack up?" That is the question I answer.
You might want a value because you are thinking about selling, deciding whether to refinance or remodel, planning an estate, settling a divorce or curious. Any of those is a good reason, and none of them obligates you to list.

How I prepare your home value
I am a Pricing Strategy Advisor (PSA) and an Associate Broker with Coldwell Banker Realty, licensed since 2003. I help homeowners across Scottsdale and Greater Phoenix. When I prepare a home value, I start with the homes that recently sold near yours, the homes currently for sale that a buyer would see alongside yours, and the homes that were listed and did not sell, because those tell you where buyers said no.
Then I adjust for what makes your home different: size, layout, condition, updates, lot and location. I will want to see your home or hear about it in detail, because the difference between a dated kitchen and a remodeled one, or a busy street and a quiet cul-de-sac, is exactly what an automated estimate misses.
You get a range and a recommended strategy, with the reasoning behind both. My goal is for you to be able to look at the comparable homes yourself and see why the number is what it is. If you disagree with something, we talk through it with the same information in front of us.
What you get from a home value conversation
- A comparative market analysis with the reasoning included. Not only a number, but the sales and listings behind it.
- An estimate of what you would walk away with. After we talk through your mortgage payoff and estimated selling costs, we can look at estimated proceeds alongside the price range. The estimate depends on those details and the final sale terms.
- The competition you would face. The homes a buyer would compare yours to if you listed now.
- What could change the number. Improvements likely to matter in your price range, and the ones that probably will not.
- Your options, with no pressure. Selling now, selling later, or not selling at all. The plan can change; your goals are what keep us grounded.
If you do decide to sell, the value conversation becomes the first step of the plan. You can read how the rest of it works on my page about preparing to sell.
What moves a home's value in Greater Phoenix
Two homes with the same bedrooms and square footage can sell for very different prices. These are the differences I look for first:
- Condition and updates. Kitchens, bathrooms, flooring and paint are what buyers notice. The age of the roof, the air conditioning and the water heater are what inspectors notice, and they show up in negotiations.
- Lot and location. Lot size, what backs up to the yard, a busy street versus a quiet one and the view from the back patio all matter.
- Outdoor living. A pool, shade, covered patio space and landscaping affect how buyers here picture living in the home.
- Homeowners association (HOA) or not. Some buyers want the amenities and rules of a community with a homeowners association. Others want the freedom of a home without one. Your likely buyer depends on which you have.
- The competition this month. Value is always relative to the other homes a buyer can choose right now, which is why a value from last year is only a starting point.
Because the market changes, a home value is a snapshot. If you are planning a move a year or more out, it can help to check again as your timing gets closer.

Frequently Asked Questions
Is a home value request an obligation to sell?
No. Many people ask for a value to plan a refinance, a remodel, an estate or a future move. You get the information and decide what, if anything, to do with it.
Why is your number different from an online estimate?
Online estimates cannot see your home's condition, updates, lot or the specific homes buyers will compare it to. I show you the comparable sales and listings, so you can see why the number is what it is.
Do you need to see my home?
It helps. Condition and updates change value, and I would rather see them than guess. If you prefer, we can start with a detailed conversation and photos.
