Downsizing and Your Next Chapter in Scottsdale and Greater Phoenix

Moving to less house after years in the same one, planned around your timing and your next home.

What downsizing in Scottsdale usually involves

Downsizing in Scottsdale or Greater Phoenix is rarely only a real estate transaction. It often means leaving a home you raised a family in, sorting through years of belongings and deciding what the next chapter looks like. Some people are ready and excited. Others are not sure yet. A common first thought is, "I really don't have to sell, but I want to move to a different place."

Wanting a change without having to sell is a great place to start, because it means there is time to plan. Downsizing goes best when the sale and the next home are figured out together, and when the timeline fits your life instead of the other way around.

This page is for homeowners moving to less house, whether that is a smaller single-family home, a condo or townhome, a community with less upkeep, or a move closer to children and grandchildren.

How I help you downsize

I am a Seniors Real Estate Specialist (SRES), and an Associate Broker with Coldwell Banker Realty, licensed since 2003. The SRES training focuses on the questions that come up for homeowners later in life, and the biggest lesson is to slow down at the start so nothing has to be rushed at the end.

We begin with what you want the move to accomplish and what you need from the sale. Then we look at the order of things. Selling first gives you a known number and can mean a short stay in between. Buying first can mean owning two homes for a while. Your finances, your timing and your comfort with uncertainty decide which path fits, and your lender or financial adviser should be part of that conversation.

Preparing a long-time home for the market is its own project. I help you decide what is worth updating and what a buyer will not pay extra for, and I help you plan the order of it so you are not carrying all of it at once.

When other people are part of the decision, such as adult children or a financial adviser, I keep everyone informed so the plan stays yours.

What you can expect

  • A timeline built around you. No pressure to move before you are ready.
  • The sale and the next home planned together. Buy first, sell first or line them up, decided with your numbers.
  • Help deciding what to fix. Only what is likely to matter to your buyers.
  • A steady hand through the details. Inspections, appraisal, escrow and moving day, coordinated.
  • Room to change the plan. If something shifts, we go back to your goals and adjust.

The method behind all of this is on my page about how I sell a home, and if you want to know where you stand first, start with what your home is worth.

Questions to answer before you downsize

Downsizing goes more smoothly when a few questions are answered early. None of them need a final answer on day one, but writing down your first thoughts helps the plan take shape.

  • Where do you want to be? Closer to family, closer to your doctors, near a golf course, in a walkable area or somewhere with less yard work.
  • What kind of home fits the next chapter? A single-story home, a condo or townhome, a community with amenities, or a smaller single-family home with no homeowners association (HOA).
  • What do you need from the sale? The number that makes the next home work comfortably, with room for moving costs and anything you want to update.
  • What is the timing? Whether you want to move this season or next year, and whether anything, such as a lease or a family event, sets a date.
  • What are you keeping? Deciding early which furniture and belongings will fit the new home makes preparing the current one much easier.

You do not have to have all of this figured out before we talk. Working through it together is part of the Prepare step, and it is often the part people find most useful.

Frequently Asked Questions

Should I sell first or buy first when downsizing?

It depends on your finances, timing and comfort with uncertainty. Selling first gives you a known number; buying first can mean owning two homes for a while. We work it out together, with your lender or adviser involved.

How much should I update before selling a long-time home?

Usually less than people expect. I help you focus on the items buyers in your price range are likely to care about and skip the ones that will not pay you back.

Can my adult children be involved?

Yes. Many downsizing decisions involve family, and I am glad to keep everyone you choose informed while the decisions stay yours.
