Buying Investment Property in Phoenix and Scottsdale

Evaluating a rental or investment purchase on the numbers, before emotion enters the decision.

What buying investment property in Phoenix involves

Buying investment property in Phoenix or Scottsdale is a numbers decision first. A home you would love to live in is not always a good rental, and a plain home in the right location can outperform a beautiful one. The key is evaluating each property on what it will cost to own, what it can reasonably earn and what could go wrong.

Investors range from first-time buyers purchasing a single rental to owners adding to a portfolio. Either way, the questions are similar: what will this cost, what will it bring in and how does it fit your goals?

How I help investors

I am an Associate Broker with Coldwell Banker Realty, licensed since 2003, and I bring the same four steps to investment purchases that I use with every buyer. You can read them on my page about how I help you buy.

We start with your strategy: long-term rental, a future home you rent out for now or another plan. Then I help you evaluate properties on purchase price, condition, likely repair and maintenance costs, homeowners association (HOA) rules that may limit renting and how comparable homes nearby have sold. Rental income estimates and tax questions belong with your property manager, CPA and financing adviser, and I coordinate with them on the real estate side.

What you can expect

  • Properties evaluated on the numbers. Price, condition and the likely costs of ownership.
  • Homeowners association rules checked early. Some communities restrict or limit rentals.
  • Market context. Comparable sales and how long homes are taking to sell in the area.
  • Coordination with your advisers. Your CPA, lender and property manager handle their parts; I handle the real estate side.
  • Clear offer strategy. Terms chosen to protect your investment.

Questions to answer before buying a rental

What is the goal? Monthly income, long-term appreciation or a home you plan to live in later all point to different properties.

What will it cost to own? Mortgage, taxes, insurance, homeowners association dues, maintenance, vacancies and management, not only the purchase price.

Who manages it? Managing it yourself saves fees but takes time. A property manager can give you realistic rent and expense estimates.

What are the rules? Homeowners association restrictions and local rental rules can affect how you use the property. Check them before you commit.

What are the tax effects? Depreciation, deductions and exchanges are CPA questions. Ask them early.

Frequently Asked Questions

Can you estimate rental income for me?

A property manager is the best source for rent estimates in a specific area. I help you evaluate the purchase and coordinate with them on the numbers.

Do homeowners associations allow rentals?

Some do, some limit them and some restrict them. We check the homeowners association rules before you make an offer.

Can you help with a 1031 exchange?

Exchange rules and deadlines are set by tax law, so your CPA or qualified intermediary guides that part. I help you find and purchase the property within their timeline.
