Desert Ridge Homes and Neighborhoods

A master-planned North Phoenix community near the Loop 101 and Desert Ridge Marketplace.

Living in Desert Ridge

Desert Ridge is a master-planned community in the northeast part of Phoenix, covering about 5,700 acres, mostly in the 85050 and 85054 ZIP codes, with neighboring areas in 85024. It combines residential neighborhoods with shopping, dining, golf, parks and business centers, all close to the Loop 101.

Desert Ridge Marketplace, on Tatum Boulevard just north of the Loop 101, is the area's open-air shopping and dining center, and High Street is another local favorite for restaurants and entertainment. Major employers nearby include the Mayo Clinic Hospital campus on Mayo Boulevard and American Express. A few miles east, the Arizona Cardinals are building their new headquarters and training center near the Loop 101 and Scottsdale Road, scheduled to open in 2028.

The Reach 11 Recreation Area is close by: a 1,500-acre City of Phoenix park, about seven miles long, with 18 miles of multi-use trails along the north side of the Central Arizona Project canal, plus a sports complex and Horse Lovers Park. For many buyers, the draw is having daily errands, dining and freeway access close to home.

How I help Desert Ridge buyers and sellers

Desert Ridge sits right next to my 85024 focus area, and buyers searching North Phoenix often compare the two. I am an Associate Broker with Coldwell Banker Realty, licensed since 2003, and I serve Greater Phoenix.

In a master-planned community, many homes are similar in age and style, so small differences, such as the lot, the view, the floor plan and updates, carry a lot of weight in price. Community rules and homeowners association (HOA) dues also shape what buyers are willing to pay. I help sellers position their home against the ones buyers will see alongside it, and help buyers compare homes on more than photos. See how I sell a home and how I help you buy.

Desert Ridge homes and communities

Desert Ridge is made up of many individual neighborhoods, from townhomes and condos to single-family homes, many within communities with a homeowners association. When buying here, it is worth reviewing each community's homeowners association rules and dues, what the dues cover and any planned assessments before you write an offer.

School assignments vary by address; much of the area is served by the Paradise Valley Unified School District, but always confirm for a specific home.

Specific situations have their own pages: buying a home, selling your home and relocating to the Valley.

Nearby: the 85024 market

Just west of much of Desert Ridge, the 85024 ZIP code was one of the fastest-moving areas I track in 2026: 309 single-family homes sold, with a median sale price of $630,000, a median of 26 days on market and a median of 100% of list price. Source: Arizona Regional Multiple Listing Service (ARMLS), single-family homes closed January 1 to September 22, 2026. Markets change; ask me for current numbers.

Neighborhoods such as Eagle Summit and Arroyo Rojo are good comparisons for buyers weighing Desert Ridge against nearby options without the master-planned amenities.

Getting around
