Scottsdale Neighborhoods and Homes
Downtown along the Arizona Canal to the 85254 Magic ZIP Code and communities farther north.
Living in Scottsdale
Scottsdale neighborhoods run from the downtown arts and dining district along the Arizona Canal to quieter residential areas and desert communities to the north. The city sits east of Phoenix in Maricopa County, and the name alone carries weight with buyers, which is part of why the Scottsdale mailing address matters so much in the real estate market.
Buyers come to Scottsdale for many reasons: established neighborhoods, newer communities, golf, dining, shopping at Scottsdale Fashion Square, access to the McDowell Mountains and the Loop 101, and Cactus League spring training at Scottsdale Stadium, the spring home of the San Francisco Giants. Sellers benefit from that demand, but they also compete with a wide range of homes at very different price points.

How I serve Scottsdale buyers and sellers
I am an Associate Broker with Coldwell Banker Realty and a Global Luxury specialist, licensed since 2003, and I serve buyers and sellers across Greater Phoenix. In 2026 I serve as President of Scottsdale REALTORS®, which keeps me close to what is changing in this market.
My approach is the same with every client: Prepare, Inform, Coordinate and Adjust. In Scottsdale, where price ranges are wide and buyers are often comparing homes across several communities, the Prepare step does a lot of work. We decide who your likely buyer is, which homes they will compare yours to and how your home should be positioned. See the whole method on my page about how I sell a home.
The 85254 Magic ZIP Code
The 85254 ZIP code is often called the Magic ZIP Code. Many homes there carry a Scottsdale mailing address while sitting within Phoenix city limits, and much of the area is served by the Paradise Valley Unified School District. School boundaries vary by address, so always confirm for a specific home.
85254 sits in northeast Phoenix, with Kierland Commons and Scottsdale Quarter nearby. Homes range from established single-family neighborhoods, many on generous lots, to condominiums near Kierland.
In 2026, 520 single-family homes sold in 85254, at a median sale price of $996,500 and a median of 48 days on market, with sellers receiving a median 97.7% of list price. Source: Arizona Regional Multiple Listing Service (ARMLS), single-family homes closed January 1 to September 22, 2026. Markets change; ask me for current numbers.
Scottsdale housing market and home types
Scottsdale's housing ranges from condos and townhomes to single-family homes and luxury properties, in both communities with a homeowners association (HOA) and neighborhoods without one. Price per square foot, lot size and days on market can vary sharply from one community to the next.
For sellers, that means pricing has to start from the right comparison set. For buyers, it means the same budget can buy very different homes in different parts of the city. I walk you through those tradeoffs with current numbers before you decide.
Specific situations have their own pages, including selling your home, what your home is worth, downsizing and buying a home.
Getting around Scottsdale
The Loop 101 runs through Scottsdale, and Scottsdale Road connects the city north to south. Downtown Scottsdale, Old Town and the Arizona Canal are in the southern part of the city. Farther north are Kierland and the Scottsdale Airpark, which the City of Scottsdale calls the third-largest employment center in Greater Phoenix, built around Scottsdale Airport and its steady traffic of private and corporate jets. Nearby, the Arizona Cardinals are building their new headquarters and training center near the Loop 101 and Scottsdale Road, scheduled to open in 2028.
Old Town is where many visitors start. As Experience Scottsdale, Scottsdale's tourism organization, puts it: "Old Town Scottsdale is the energetic heart of our city. In a little more than one square mile, you can explore nine easily walkable districts filled with art galleries, shops, restaurants, museums, and nightclubs." Old Town also holds much of the city's history, including the Little Red Schoolhouse (now the Scottsdale Historical Museum), the Old Adobe Mission, the Rusty Spur Saloon in the 1921 Farmer's State Bank building, and Scottsdale's Museum of the West. Their Old Town Scottsdale guide includes a map of the districts.
